Inspection Services
Buyer’s Home Inspection
The standard pre-purchase inspection. A comprehensive assessment of the home’s visible and readily accessible systems: roof, structure, foundation, crawl spaces, grading and drainage, exterior, interior, attic and insulation, HVAC, electrical, plumbing, and built-in appliances. Your report is delivered the same day.
Pre-Listing Inspection
An inspection before you list. Middle Tennessee sellers use this to find and address defects on their own terms rather than discovering them during a buyer’s inspection, when every finding becomes a negotiating lever.
New Construction Inspection
New does not mean flawless. Middle Tennessee has seen enormous new-build volume, and fast-moving construction schedules produce oversights. An independent third-party inspection before closing gives you documented findings to bring to the builder while you still have leverage.
Pre-Drywall Inspection
The one chance to see what goes behind the walls. Framing, wiring, plumbing runs, and insulation are inspected before drywall conceals them permanently. Defects found at this stage cost the builder a correction; the same defects found later can cost you a wall.
11th-Month Warranty Inspection
Most builders provide a one-year warranty. An inspection in month eleven identifies settlement cracks, HVAC problems, and workmanship defects while the builder is still obligated to repair them. This is a deadline, and missing it is expensive.
Re-Inspection
Verification that agreed-upon repairs were actually completed, and completed correctly, before you close.
Commercial Property Inspection
Assessment of the major systems and components of a commercial building: HVAC, plumbing, mechanical and electrical, roof surface and drainage, exterior, parking and walkways, structure, life-safety components, and interior.
Included at No Extra Cost
- Thermal imaging. Infrared cameras reveal moisture intrusion, electrical faults, and missing insulation that a visual inspection alone cannot detect.
- Aerial drone roof assessment. Roofs are walked whenever it is safe. When it is not, a drone captures high-resolution imagery instead of the roof going unexamined.
- Same-day digital report. Photo-documented and delivered the day of the inspection.
- A walkthrough with your inspector. You are welcome to attend and ask questions as the inspection proceeds.
What Middle Tennessee Homes Need Watching For
Housing stock across the region brings recurring issues worth knowing about before you buy:
- Crawl space moisture. Common throughout Middle Tennessee, and a frequent source of wood rot, mold, and failing subfloor.
- Foundation movement. The region’s limestone and clay soils shift, and older homes show it.
- Storm and hail damage. Spring storms are hard on roofing, and damage is often not visible from the ground.
- Aging systems in established neighborhoods. Much of Davidson County’s housing stock predates modern electrical and plumbing standards.
- Radon. Parts of Middle Tennessee fall in elevated-radon zones.
