Once drywall goes up, the structure of your home is hidden for good. A pre-drywall inspection is the single opportunity to examine framing, wiring, plumbing runs, ductwork and insulation while they are still visible — and while a correction costs the builder a morning rather than costing you a wall.

What We Look At
- Framing: studs, headers, joists, bracing, notching and drilling
- Electrical rough-in: wire routing, box placement, protection plates
- Plumbing rough-in: supply and drain lines, venting, support
- HVAC rough-in: duct runs, sealing, register placement
- Insulation coverage and gaps
- Window and door flashing, weather barrier, penetrations
- Foundation and anchoring details still exposed
Timing Is Everything
This inspection has a narrow window: after mechanical rough-ins pass and insulation is placed, but before drywall is hung. That is often only a few days. Ask your builder for the drywall date as soon as it is scheduled and book immediately — this is the one inspection that cannot be done late.

As much as possible. The window is short, so call as soon as your builder gives you a drywall date.
Is this instead of a final inspection?
No. It is in addition. Pre-drywall covers what will be hidden; the final covers finished systems and workmanship.
What if the builder will not let me in?
That is worth escalating. Most builders permit buyer inspections at this stage.
