Telltale Signs That You Need a New Roof

Every homeowner will eventually have to replace an older and failing roof and it is a good idea to take action before it becomes an emergency. Here are some telltale signs that you need a new roof.

Missing Shingles

Missing shingles can allow water to leak through your roof and cause water damage to the roof boards or inside your home. If you’re only missing a few shingles, they can usually be replaced, but several missing shingles may mean that your current roof is beyond repair. It’s also important to make sure that the shingle tags are undamaged.

Curled Shingles

Along with missing shingles, curled shingles is another one of the top signs that you need a new roof. Upward turning shingles or shingles that have raised middles with flat edges can be problematic if they’re left for an extended period. Curling shingles are often the result of old age and exposure to the elements. It’s a good idea to consider replacing your roof if your shingles are compromised.

Loose Shingle Granules

Granules from your shingles may be chipping away and ending up in your gutters. If you notice darker or discolored patches on your roof, the granules may have worn away. Granules protect the shingles from the sun and the rain, so if they are missing from many shingles, this is one of the other key signs that you need a new roof.

Old Age

An older roof is less durable and won’t provide as much protection as a newer roof. Many asphalt roofs can last from 20 to 30 years before they need replacing. Your roof may last longer if it was installed with one layer of shingles as opposed to layering multiple roofs on top of each other. If you live in a particularly harsh climate with severe weather, your roof may have a shorter lifespan.

Sagging

One of the more obvious signs that you need a new roof is a roof that sags. The problem may be coming from the attic decking, foundation supports, or other areas. A sagging roof could collapse entirely if left unaddressed, so it’s best to have your old roof removed and replaced as soon as possible.

Knowing what to look for can help you determine the condition of your roof and whether or not it needs to be repaired or replaced. By watching out for the signs that you need a new roof, you’ll be able to address any issues before they become major problems.
